COMMENTS:
1. Development must comply with the Administrative Manual Section 2-06 - Development Package.
2. The proposal is the divide an existing single parcel into a total of four parcels. The history of this parcel requires any further requests for land division to be processed as a Subdivision. It is not eligible for a simple Land/Lot Split or Minor Subdivision.
3. As presented, the new lots would all meet minimum lot size requirements and have street access.
4. This application will require a two-step process. First, a development package (tentative plat) which is reviewed by City staff and other agencies. Second, a final plat which is reviewed by staff and approved by Mayor and Council.
5. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
