COMMENTS:
1. Development must comply with the Administrative Manual Section 2-06 - Development Package.
2. The proposal is to expand an existing instructional school (dance studio) into a new building, which would include 1,442 sq ft of dance studio and 510 sq ft of residential use. The existing dance studio is 2,589 sq ft in size.
3. As a unified development on a two parcels, a lot combination will be required to be processed with Pima County.
4. The proposed land use is permitted per the Civano PAD. However, a determination is needed from the City's Zoning Administrator, Russlyn Wells. Items needing a determination include how much gross floor area can be dedicated to a non-residential use and whether this development would be reviewed as residential or non-residential use.
5. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
