COMMENTS:
1. Development must comply with the Administrative Manual Section 2-06 - Development Package.
2. The proposal is for a new 80-unit multi-family residential complex. This is a permitted use in the O-3 zone. The concept appears to generally meet development standards and conform with zoning regulations.
3. Building height is listed incorrectly. Max building height is 40 ft.
4. The proposed density is not calculated correctly. Max density in the O-3 is 22 units per acre. This proposal appears to be roughly 20 units per acre.
5. A total of 152 parking spaces are required. One-bedroom units each require 1.5 parking space. Two-bedroom units each require 2 parking spaces.
6. Bike parking is required. Short-term bike parking Is 0.1 spaces per bedroom. Long-term bike parking is 0.5 spaces per bedroom.
7. Setbacks on the south, east and west are 10 ft of ¾ the wall height. Setback off Golf Links is 21' or the wall height as measured from the back of future curb.
8. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
