Development must comply with the Administrative Manual Section 2-06 - Development Package. 2. The proposal is for the addition of a new building and associated parking on an existing auto dealer site. The use is permitted in the C-2 zone, subject to use-specific standards 4.9.9.G.1& .2. 3. The proposed building expansion constitutes a more than 25% expansion of the site. As such, full site compliance with current code standards is required. 4. The proposed building height of 44' is not permitted in C-2 zoning, which allows a max height of 40'. 5. The setback near the southeast corner of the proposed building may be a problem. The building must be setback 1.5 times the building wall height from residential zoning. Other setbacks appear adequate. 6. Parking appears adequate but will be verified with development package submittal. 7. As development is proposed across multiple lots, a lot combination processed through Pima County is required. 8. The advantages and disadvantages of abandoning these water lines using Tucson Water's Job Order Contract (JOC) process. B.
