Development must comply with the Administrative Manual Section 2-06 - Development Package. 2. The proposal is expand an existing educational use as part of the PCC Aviation Technology Center. The existing use has approx. 34,000 sf. The expansion is for an additional 62,058 sf. 3. An expansion of more than 25% of gross floor area on a site requires the site to be brought up to full code compliance. Although the proposed expansion is just for PCC Aviation Technology Center, full code compliance may be required depending on the total square footage of the entire site. A site is defined as the land area consisting of a portion of a lot, an entire lot, or contiguous lots, not including dedicated public property, designated for development as a single entity. 4. Parking requirements for postsecondary institutions are 1 space per 200 sf of gross floor area. Review of the last approved site plan will be needed to determine the total required parking. 5. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
