COMMENTS:
1. Development must comply with the Administrative Manual Section 2-06 - Development Package.
2. The proposal is for 15 multi-family residential buildings within the Saguaro Trails PAD (PAD-30). The site is divided by a wash, with approximately half the site in Planning Area "B" and half in Planning Area "C".
3. Per the PAD, multi-family residential is not permitted in Planning Area C. Exhibit III.1 and Section III.B.1.C both describe this area as Single-Family Attached/Single-Family Detached.
4. Per PAD Section II.B.2.D. multi-family residential is limited to 36 units per acre. Parking is required based on the types of units. Additional information on total and types of units is needed to determine compliance.
5. Other development standards for multi-family residential per the PAD appear to be met with this proposal.
6. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.

1. There is an existing 12" PVC water main on the south side of this project, and a new 12" water main is being constructed on the north side of this project. Both are dead-end water lines. The on-site water mains will need to connect to both of these dead end lines near the west end of the development and form a loop.
2. The water pressure in this area is in the 42 to 53 psi range.
