COMMENTS:
1. Development must comply with the Administrative Manual Section 2-06 - Development Package.
2. The proposal is for multi family residential use, which is a permitted use in the R-3 zone, subject to use-specific standards 4.9.7.B.6.
3. Residential density is limited to 36 units per acre in the R-3 zone. Additional information on total number of units is needed.
4. Required setbacks to the north, east and south are 10' or ¾ of the wall height. The required setback on Balboa Av is 20' or 1.5 times the wall height. The submitted concept appears to be mostly adequate. The wall bordering the south property line notes a wall height of 18.5 ft, which would require a 13.9 ft. setback. Proposed setback of 13.2 ft. is not adequate. A Design Development Option (DDO) may be requested for a reduced setback.
5. Pedestrian access is required from each street on which the site has frontage.
6. Additional information on the type of units proposed is needed in order to determine required parking.
7. A PDMR is an option to reduce PAAL and parking space width. Please note, a PDMR allows a maximum 5% reduction for PAAL width. The width of a PAAL may not be reduced when it is a fire lane. Additionally, a PDMR allows a mximum of 10% dimensional reduction for parking spaces. The number of parking spaces with decreased dimensions may not exceed 10% of the total number of parking spaces provided. The parking spaces with decreased dimensions must be marked as 'compact'.
8. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.

" The water pressure in this area is in the 55 to 62 psi range.
" No required fire flow was shown on the documents provided by the Applicant. Please be aware that the amount of fire flow required by the fire department may necessitate off-site improvements to the public water distribution system in this area.
" Please see Ray Munoz at 837-2207 in the Tucson Water New Services Section to discuss:
o The number of water meters, and meter sizes, necessary to serve this development.
o The possibility of installing the necessary water meters via Tucson Water's Job Order Contract (JOC) process.
" Additional information about the fire flow, the number, size and type of water meters needed for this development will need to be supplied to Tucson Water, to determine if modeling needs to be performed to verify the existing public water mains have the capacity necessary to serve the proposed development. This can be done via your interactions with the Tucson Water New Services Section.
