COMMENTS:
1. Development must comply with the Administrative Manual Section 2-06 - Development Package.
2. The proposal is for multi family residential use, which is a permitted use in the C-2 zone. Please note, this site is within the Grant Rd Urban Overlay District, which includes alternative development standards which may be suitable for this site.
3. Residential density is limited to 44 units per acre in the C-2 zone. Additional information on total number of units is needed.
4. Setbacks along Grant Rd and 6th Av will be based on the location of the future curb. The concept appears to be adequate.
5. Pedestrian access is required from each street on which the site has frontage.
6. Additional information on the type of units proposed is needed in order to determine required parking.
7. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.

08/30/2019 SBEASLE1 TUCSON WATER NEW AREA DEVELOPMENT REVIEW Completed T19PRE0156 - 250 E GRANT RD, SITE/GRADING - New multi-fam. residential.

- Tucson Water’s records show an existing 6” water main in N. 6th Ave on the east side of this property, and an existing 8” water main on the north side of Grant Road on the north side of the property.
- These records also show an existing, inactive 1 1/2 inch water service on the east side of this site from the 6” main in North 6th Avenue, but it may be small to serve the proposed development.
- Water pressure in this area is in the 40 to 50 psi range.
- No required fire flow was shown on the documents provided by the Applicant. Please be aware that the amount of fire flow required by the fire department may necessitate off-site improvements to the public water distribution system in this area.
- Please see Ray Munoz at 837-2207 in the Tucson Water New Services Section to discuss:
the number of water meters, and meter sizes, necessary to serve this development, and
the possibility of installing the necessary water meters via Tucson Water’s Job Order Contract (JOC) process.

- Additional information about the fire flow, the number, size and type of water meters needed for this development will need to be supplied to Tucson Water, so that modeling may be performed to verify the existing public water mains have the capacity necessary to serve the proposed development. This can be done via your interactions with the Tucson Water New Services Section.
