Residential Subdivisions

Street landscape borders for residential subdivisions of eight or more lots shall conform to the following standards.

(1) Street landscape borders are only required along the exterior boundaries of subdivisions. Landscape borders are not required along front yard street frontages.
(2) Walls, fences, or other screening must be placed behind the landscape border.

(3) The landscape border must be recorded as common area and maintained by the homeowners association (HOA) for the subdivision. The subdivision CC&Rs shall reference and require compliance with the maintenance standards in Section 7.6.8, Maintenance. The PDSD Director may allow the recording of a public use easement with the subdivision plat in cases where the standards of this section are the only reason for the creation of an HOA. The public use easement shall require the abutting property owner to install and maintain a landscape border in accordance with the standards in this section.

(4) Street landscape borders fronting on local streets may be reduced to a minimum of five feet.

Show compliance with landscaping and screening requirements by locations, material descriptions, and dimensions. Specific plant or hardscape material shall be detailed on a landscape plan. A detailed landscape plan is required. In accordance with Section 2-10.0.0, Landscape Plan Requirements.

2. The proposal is for 30 manufactured housing units. This is a permitted use in the C-2 zone. Clarify whether individual lots are proposed, or if there will be common ownership with sites for lease.
3. This site is subject of two rezonings, case #C9-89-39 and C9-85-95. Verify all rezoning conditions are met.
4. Setbacks to the on all sides will be 10' or ¾ of the wall height.
5. Access through another parcel may not be adequate. Verify with Tucson Water and utility companies.
6. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.

08/30/2019 SBEASLE1 TUCSON WATER NEW AREA DEVELOPMENT REVIEW Completed T19PRE0155 - 8325 E GOLF LINKS RD, SITE / HPZ - Pantano Vista, Mf'd housing.

- Tucson Water will not allow water meters to be connected to the existing water line at the rear of Lots 17 & 18 due to the difficulty of reading meters in those locations. To provide water service to Lots 17 & 18, consider running the new water main and water line easement along the property line that separates Lots 17 & 18, so the water meters for these lots can be located along the frontage of the private street.
- Two dead end water mains have been proposed at the north end of the project. Tucson Water will not allow these dead end mains unless your engineer submits a Request For Variance that justifys, to the Tucson Water Engineering Manager’s satisfaction, that they cannot be looped back to the existing water mains on the property to the east.
- This project will need to proceed through Tucson Water’s Master Plan and Design Plan Processes
