COMMENTS:

1. Development must comply with the Administrative Manual Section 2-07.0.0: Final Plat, Block Plat, Minor Subdivision, and Condominium Plat Applications.
2. The parcel in question is a portion of a platted lot that has been previously split into three parcels. As such, this proposal will require a Minor Subdivision application.
3. The proposed minor subdivision is for 2 lots; Lot 1 has street access along S Randall Blvd., a 20' access easement is proposed for ingress-egress to Lot 2 through Lot 1.
a. Confirm with utilities that the proposed 20' ingress and egress easement is sufficient for Lot 2. Tucson water typically required 15' of street frontage for each newly created lot.
b. Clarify any proposed development for the new lots. If development on Lot 2 is proposed (eg. Multi-family development) a 20' easement or street frontage along Randall Blvd. may not be sufficient for utilities and Tucson Fire.
4. The proposed lots appear to meet the 5,000 sq ft. minimum lot size for the R-2 Zone.
5. A supplemental site plan of the entire site, showing the existing buildings with distances to lot lines and relevant building elevations, is required with submission of the final plat. Assure that compliance with the zoning development criteria can be met for each lot. As proposed, Lot 1 appears to have one existing single family residence with detached accessory structure and Lot 2 appears to have one existing single family residence with detached accessory structure.
a. As proposed, it appears that the existing principal structure on Lot 1 will not meet minimum setbacks. A Design Development Option (DDO) approval must be obtained for the reduced setback and will be required prior to final approval of the plat.
b. Lot 1 has what appears to be an unpermitted detached accessory structure in the front yard, which is not permitted. Permits approving this structure will need to be provided prior to approval of the minor subdivision.
c. Lot 2 has a detached accessory structure in the front yard, which is not permitted. The accessory structure will need to be attached to the principal structure, demolished, or a variance will be required.
6. Permit number T01MH00071 which is expired will need to be finaled before the minor subdivision is approved.
7. The proposal is adequate to proceed with submittal of a Minor Subdivision application.
8. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Minor Subdivision review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
