COMMENTS:
1. Development must comply with the Administrative Manual Section Section 2-07.0.0: Final Plat, Block Plat, Minor Subdivision, and Condominium Plat Applications.
2. The proposal is to subdivide an existing approx. 12,000 sq. ft. lot into two lots. Due to the underlying platting of this property, it is not eligible for a lot split and must be processed as a Minor Subdivision.
3. A supplemental site plan (similar to what has been provided) will be required at the time of Minor Subdivision submittal. The site plan will be used to determine applicable setbacks from the exiting home and accessory structure and the proposed lot lines. Wall heights for the wall adjacent to proposed lot lines must also be provided. If setbacks are not met, application for a Design Development Option or neighbor sign-off for the accessory structure may be applicable.
4. Recommend verifying proposed utility service and alignments are sufficient with Tucson Water, TEP and Pima County Wastewater.
5. The proposal is adequate to proceed with submittal of a Minor Subdivision application.
6. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Minor Subdivision review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
