| 08/08/2019 | ELISA HAMBLIN | ZONING | REVIEW | Completed | CDRC Thursday Pre-Submittal Transmittal PDSD Zoning Review FROM: Elisa Hamblin, AICP; Principal Planner PROJECT: Thursday Pre-submittal meeting T19PRE0131 Address: 1029 S 7th Av Parcel(s): 117-09-0440 Zoning: R-3 Existing Use: Multi-family residential (3 units) Proposed Use: Single-family residential (Land Split) TRANSMITTAL DATE: August 8, 2019 COMMENTS: 1. Development must comply with the Administrative Manual Section 2-08 - Land Split Applications. 2. The proposal is to split an existing approx. 12,000 sq. ft. lot into two lots. As this lot appears to not have split previously, it is eligible to proceed with submittal of a land split application. 3. Currently the three residential units on one lot would be considered a multi-family residential use. If the property is split into two parcels, one with a home and the second with a duplex, the use would change to single-family residential. 4. The minimum lot size in the R-3 zone for single-family residential is 5,000 sq. ft. The proposed parcel 2 does not meet this standard. If the standard cannot be met, a Flexible Lot Development may be an option. An FLD would require submittal and approval of a Development Package followed by a Lot Split. 5. A supplemental site plan (similar to what has been provided) will be required at the time of submittal. The site plan will be used to determine applicable setbacks from the existing homes and acessory structures and the proposed lot lines. Wall heights for the wall adjacent to proposed lot lines must also be provided. If setbacks are not met, application for a Design Development Option may be applicable. 6. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Land Split review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
