If additional fire suppression is needed for this site there is a 12" Tucson Water line on the north side of East 29th street that can be tied into. If the applicant would prefer not to connect to this line due to pavement replacement cost but still needs additional fire suppression then there are 6" and 4" diameter Tucson Water lines stubbed out on the south side of the Citation Wash bordering the south side of this parcel. TRANSMITTAL DATE: July 15, 2019 COMMENTS: 1. Development must comply with the Administrative Manual Section 2-06 - Development Package. 2. Provide a copy of the last approved site plan with your plan submittal. 3. Based on a Zoning Administration letter dated February 4th, 2016 the existing structure gross floor area was 2,013 SF. Based on this information the proposed 525 SF expansion is a greater than 25% expansion and per UDC Article 7.4.3.E.2 the entire site must meet the requirements of UDC Article 7.4. 4. Per TSM 7-01.4.1.A a sidewalk is required from the proposed expansion out to the sidewalk along 29th. 5. Per TSM 7-01.4.1.C a 4' wide sidewalk is required along the north side of the proposed expansion and along the south side of the building. 6. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
