| 06/20/2019 | ANDREW CONNOR | LANDSCAPE | REVIEW | Completed | 8.7.3. FLEXIBLE LOT DEVELOPMENT (FLD) Landscaping, Screening and Wall Requirements 1. FLD projects shall comply with Section 7.6, Landscaping and Screening Standards, except as otherwise provided by this section. 2. One canopy tree shall be provided every 40 feet of pedestrian circulation systems, excluding crossings with streets, alleys, and driveways. If providing canopy trees every 40 feet is not achievable, the applicant shall: a. Provide the equivalent number of trees that would be obtained using the 40-foot increment measure; and, b. Distribute the trees within the FLD project site along pedestrian circulation systems and within functional open space areas. 3. Landscape plans shall incorporate water-conserving design as defined in Section 7.6.6, Use of Water, and as described in the Technical Standards Manual. 4. Water harvesting techniques shall be incorporated as part of the landscape design based on the Water Harvesting Guidance Manual prepared for the City of Tucson Transportation Department Stormwater Section. 5. Mechanical equipment, utility boxes, irrigation equipment and similar elements shall be screened from adjacent streets exterior to the project and from adjacent existing residential development. Screening shall be architecturally integrated with the overall design of the FLD. 6. | 06/25/2019 | ELISA HAMBLIN | ZONING | REVIEW | Completed | CDRC Thursday Pre-Submittal Transmittal PDSD Zoning Review FROM: Elisa Hamblin, AICP; Principal Planner PROJECT: Thursday Pre-submittal meeting T19PRE0112 Address: 5001 E Glenn St Parcel(s): 110-10-0400 Zoning: R-1 Existing Use: Single-family residential Proposed Use: Single-family residential (FLD subdivision) TRANSMITTAL DATE: June 24, 2019 COMMENTS: 1. Development must comply with the Administrative Manual Section 2-06 - Development Package. 2. The proposal is for an FLD subdivision of 7 single-family lots. In the R-1 zone, Development Alternative A allows 50% site coverage, 5.14 units/acre and a 25' building height. Development Alternative B allows 70% site coverage, 6.25 units/acre and a 25' building height. 3. The FLD proposes to use Maximum Density Option or Development Alternative B. Clarification is needed as to how this proposal meets the criteria for the Maximum Density Option. UDC Article 8.7.3.C.3.b(4) requires additional functional open space. The base required functional open space for this subdivision would be 763 sq. ft. with another 20% required to be eligible for the Maximum Density Option. No functional open space has been designated on the proposed plan. UDC Article 8.7.3.C.3.b(6) requires a location within the City's central core. This location is not within the City's central core. 4. Setbacks on an FLD perimeter are required in accordance with the underlying zone. In the R-1 zone, the perimeter boundary setback would be 6' or 2/3 the wall height. Glenn St is considered a Major Street & Route. Setback from Glenn is 21' or the building height, as measured from the back of future curb. 5. A Technical Standards Modification Request (TSMR) may be an option for the proposed non-standard street cross section. However, pedestrian accesses is required to each residential unit. Also, when a street is proposed without on-street parking, one space per unit must be provided as visitor parking. In this case, 7 would be required and only 3 are proposed. Please contact Steve.Shields@tucsonaz.gov regarding potential parking options with the proposed street design. 6. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards. If you have any questions please contact me at elisa.hamblin@tucsonaz.gov or (520) 837-4966. |
| 06/25/2019 | MASHFOR1 | COT NON-DSD | FIRE | Completed | This proposed residential project displays (1) fire hydrant off of Glenn St. It may be determined that an additional fire hydrant may need to be added if there are no additional hydrants that currently exist. Depending on the size of each structure, Fire Sprinklers may be a requirement depending on the square footage of the actual residents. Anything over 3,600 sqft may require Fire Sprinklers unless appropriate pressure can be determined from the closest fire hydrant. The propsed project shows 3,676 sqft, total with garage. Glenn D' Auria (TFD) will be present at the pre-submittal meeting to clarify requirments based on what is actually being proposed. |
