The proposal is for a block plat resulting in 10 lots being created out of 2 existing lots. The existing lots are zoned C-1 and R-1. 3. The proposal appears to meet the criteria of UDC Article 8.4.1. However, 8.4.1.E.4 states the block plat "Results in all existing buildings complying with the perimeter yard requirements of the property's zone." When proceeding with the block plat submittal, a supplemental site plan should indicate the existing and future right-of-way and curb locations on all streets. Dimensions from the back of existing or future curb must also be provided. 4. This project is eligible to proceed with a block plat submittal. 5. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Block Plat review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
