COMMENTS:
1. Development must comply with the Administrative Manual Section 2-06 - Development Package.
2. The proposal is the construction of new Food Service use. The use is permitted in the C-2 zone and is subject to use-specific standards 4.9.4.M.1 and 4.9.13.P.
3. The required setback on Speedway is 21' or the building height, as measured from back of future curb. On Dodge, the required setback is 21' or the building height, as measured from the outside edge of adjacent travel lane. To the east and south the required setback is 0'.
4. Parking is required at a ratio of 1 space per 100 sq. ft. of building and outdoor seating area. Additional information is needed to verify the requirement with this proposal. Bicycle parking is also required, with 2 short-term and 2 long-term spaces with this proposal.
5. At least one sidewalk is required to a project from each street on which the project has frontage. The sidewalk should be located to minimize any conflict with vehicular access to the project. As discussed in the pre-submittal meeting, pedestrian access is also required to the dumpster area, but my potentially be modified through a TSMR process.
6. The project site encompasses three parcels. A lot combination, processed through Pima County, is required prior to approval of a development package.
7. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
