COMMENTS:
1. Development must comply with the Administrative Manual Section 2-06 - Development Package.
2. The proposal is for a cluster of duplexes on an approximately 26,500 sq ft lot.
3. This zone allows a density of 15 units per acre. This site would allow approximately 9 total units per density standards.
4. Parking requirements for this development depend on the bedroom count within in each unit. Two-bedroom units require 2 parking spaces each. Three-bedroom units require 2.25 parking spaces each.
5. Bicycle parking must also be provided. Short-term bike parking is required at 0.1 spaces per bedroom, minimum of 2 spaces. Long-term bike parking is required at 0.5 spaces per bedroom, minimum of 2 spaces. Accessible parking must also be provided at a ratio of 1 space per 25 standard spaces provided.
6. Setbacks for this property will be 10' or ¾ the wall height to the north, south, and west property lines. The street setback is required at 21' or the structure height, as measured from the back of the future curb location.
7. Pedestrian access (sidewalk) will be required from Stone Av to the entrance of each unit.
