This includes two water services and a local fire hydrant. If additional Tucson Water infrastructure is required beyond that which is existing to serve this site, coordination with either Tucson Water New Development or New Services should be made in order to provide for such additional infrastructure. Please note that all parcels served must maintain 15 foot of frontage on a public right of way with a Tucson Water Main. This limits the ability to subdivide this property in the future without a public water main extension.

COMMENTS:
1. Development must comply with the Administrative Manual Section 2-06 - Development Package.
2. The proposal is to relocate storage buildings and construct additional square footage to existing dwelling units.
3. As a more than 25% expansion, this site will be required to come into full code compliance. Any additions since time of last approved site plan count towards the expansion calculation.
4. Required setbacks are as follows: North (Pima St) 21' or height of the structure, measured from back of future curb, East, South and West is 10' or ¾ the height of the structure.
5. Required parking is not being met with this proposal. Multifamily development at a density less than 70 units per acre is required to provide 2 parking spaces for each 2-bedroom unit. A total of 16 parking spaces would be required with this proposal. At least one of the parking spaces must be a handicap van-accessible space.
6. Bike parking is required at a ratio of 0.1 spaces per bedroom (min 2) for short-term bike parking and a ratio of 0.5 spaces per bedroom (min 2) for long-term bike parking. As such, 2 short-term and 8 long-term bike parking spaces are required.
7. A sidewalk is required between any access lane on the side where buildings are located.
8. It appears the western parking area access lane does not meet width requirements. This cannot be fully determined as a dimension has not been provided on the plan.
9. It appears numerous storage buildings or out-buildings currently exist on site. Provide more information regarding the proposed status with this development package.
10. Regarding questions submitted by the applicant: I cannot determine the number of reviews needed on the development package. It depends on the quality of the submittal and the provision of adequate information. Long-term bike parking can be provided inside individual residential units. A bike hook in the backyard of a unit does not meet standards for security.
11. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the development package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
