COMMENTS:
1. Development must comply with the Administrative Manual Section 2-07 - Final Plat, Block Plat, Minor Subdivision, and Condominium Plat Applications.
2. It appears this site is appropriate for submittal of a Block Plat Application, per UDC Article 8.4.1.
3. Please note, if the intent is to develop the newly created parcels at a future date, applicable development standards will be reviewed at that time. Parking for the entire shopping center will be evaluated for against any proposed reductions.
4. Although you may proceed with the Block Plat, the proposed main parcel of less than three acres is found not to meet use-specific standard 4.9.10.C.7. as it relates to the personal storage use. Per conversation with Zoning Administrator Russlyn Wells, creating a new parcel does not meet the criteria of a site of less than three acres.
5. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Block Plat review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
