04/10/2019 AHINES2 TUCSON WATER NEW AREA DEVELOPMENT REVIEW Denied Per Tucson Water's remote meter policy, a lot must have at least 15' of frontage on a public water main in order to receive water service. In this case the public water main is located in North Brown Avenue. The proposed configuration does not provide for 15' of frontage on North Brown Ave for lot 2. As a result the proposed lot configuration will need to be modified if water service from Tucson Water is to be obtained in the future. Please see Tucson Water New Services for details.

Thanks.

04/11/2019 ELISA HAMBLIN ZONING REVIEW Completed CDRC Thursday Pre-Submittal Transmittal
PDSD Zoning Review

FROM: Elisa Hamblin, AICP; Principal Planner

PROJECT: Thursday Pre-submittal meeting (T19PRE0063)
Address: 1450 N Brown Av
Parcel(s): 133-04-034C
Zoning: RX-1
Existing Use: Single-family residential
Proposed Use: Single-family residential (minor subdivision)

TRANSMITTAL DATE: April 11, 2019

COMMENTS:
1. Development must comply with the Administrative Manual Section 2-06 - Development Package.
2. The proposal is to subdivide an existing approximately 99,000 square foot lot into two lots, both for a single-family residential use.
3. The minimum lot size in the RX-1 zone is 36,000 square feet. This standard appears to be met.
4. Confirm with utility companies that the proposed 20' ingress and egress easement is sufficient for the newly created parcel to the south.
5. A new parcel cannot be created with only accessory structures standing. All accessory structures must be demolished prior to final plat approval.
6. Any structure crossing a proposed property line and within a new required setback must also be demolished. Reduced setbacks may be granted through a design development option (DDO) process.
7. When submitting for a minor subdivision, provide the cover sheet, parcel configuration and a supplementary site plan for review purposes. The site plan will not be recorded with the plat.
8. This proposal is adequate and may proceed to submission of a minor subdivision application.
9. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
