COMMENTS:
1. Development must comply with the Administrative Manual Section 2-07 - Final Plat, Block Plat, Minor Subdivision, and Condominium Plat Applications.
2. The proposal is the divide an existing lot into two new lots, each with existing residential uses. As the original lot containing this lot has been split multiple times, it is not eligible for a lot split. A minor subdivision is required.
3. Proposed lot coverage and the majority of the setbacks appear to meet current development standards.
4. The setback from the existing 4-plex to the proposed north lot line is 7.55'. As a nonresidential use, the required setback is 10' or ¾ the structure's height. A building height of 11.2' would require a 10' setback. As it appears there is not sufficient width between the existing structures to meet setbacks, a design development option would be a possibility. A DDO process allows for reduced setbacks through an administrative review process.
5. Access to the rear lot is provided via an access easement. No direct street frontage is proposed. Verify with utility companies whether existing utility lines and the easement are sufficient.
6. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Minor Subdivision review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
7. The proposal is adequate to proceed with submittal of the Minor Subdivision application.
