COMMENTS:
1. Development must comply with the Administrative Manual Section 2-06 - Development Package.
2. The proposal is for the development of a 1,000 sf food service use on a 1.15 acre site. Food service is a permitted use in the C-1 zone, subject to use-specific standards 4.9.4.M.1 & 5 and 4.9.13.O. Outdoor music is not permitted due to proximity to residential zoning. Two drive-through lanes are proposed on site and are not permitted per standard 4.9.13.O. Follow-up with Russlyn Wells for a zoning determination of applicabiilty in this case.
3. Required setbacks are 21 ft or the height of the structure to the North (Camino de Palmas), West (Alvernon) and South (22nd). The setback to the East (R-2 property) is 1.5 times the height.
4. Parking will be required at a ratio of 1 space per 100 sf of building and outdoor dining area. A total of 15 spaces are required.
5. Long-term and short-term bicycle parking is required to be provided on site.
6. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.

02/28/2019 SBEASLE1 TUCSON WATER NEW AREA DEVELOPMENT REVIEW Completed This Dutch Bros can likely be handled through a job order contract through Tucson Water New Services. A fire flow hydraulic analysis will need to be performed at the time of application depending on the required fire flow. The 6" water line in South Alvernon Way will not be able to support a commercial fire hydrant since it is a dead end 6" line in B zone. The 6" looped line in E Camino De Palmas in C zone may work depending on Fire Flow Analysis. It may be something that needs to tap the 8" line in C zone on the south side of E 22nd Street. Thanks.
