Development must comply with the Administrative Manual Section 2-06 - Development Package. 2. The proposal is for an approximately 5,000 sf building on a 1.13 acre site. The site is currently vacant consists of two parcels. The parcels must be combined to move forward with a development package. 3. The proposed use is for construction service, which is a permitted use in the C-2 zone and subject to use-specific standard 4.9.13.P. This standard prohibits outdoor storage on the site. 4. The site is partially zoned R-1. Required setbacks from the R-1 zone is 1.5 times the height of the structure, or 36 ft. Ensure this standard is met. 5. Parking is required for a total of 17 spaces. One accessible parking space must also be provided. 6. Both short-term and long-term bicycle parking will be required to be provided on site. 7. At least one sidewalk is required to a project from each street on which the project has frontage. The sidewalk should be located to minimize any conflict with vehicular access to the project. 8. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards. Once these are known contact Hugo or Ray in New Services to determine if they can assist you. 3) If New Services is not able to assist you with your development there is a standard development review process that involves a water availability letter, a water master plan and a water design plan that are submitted to the New Development section at Tucson Water.
