COMMENTS:
1. Development must comply with the Administrative Manual Section 2-06 - Development Package.
2. This site is located within a historic preservation zone. All development is subject to design review.
3. The proposal is for a change of use from food service to an administrative and professional office use.
4. The parking required would be 1 space per 300 square feet. However, as a contributing property in a National Register Historic District with a 1:300 parking ratio, this site is exempt from Section 7.4.4.B, Minimum Number of Motor Vehicle Spaces Required, provided the historic designation of the contributing structure is maintained.
5. Other site changes proposed appear to be minor, including the trash enclosure, accessible parking, and site wall.
6. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.

1) Fire hydrant, fire line and water service needs may be able to be handled through our New Services section of Tucson Water if the cost for these requirements is less than $50,000.

2) Please see the Tucson Fire Department to determine any Fire suppression requirements you will need Tucson Water to fulfill. Once these are known contact Hugo or Ray in New Services to determine if they can assist you.

3) If New Services is not able to assist you with your development there is a standard development review process that involves a water availability letter, a water master plan and a water design plan that are submitted to the New Development section at Tucson Water.
