7.6.2. APPLICABILITY
The provisions of this section apply to the following:

1. Buildings Greater Than 10,000 Square Feet
On sites where the gross floor area of the existing building(s) is more than 10,000 square feet, expansion in square footage of land area, floor area, lot coverage, or vehicular use area as follows:
a. If the expansion is less than 25%, the standards of this section apply only to the proposed expansion. Existing development on the site is subject to the zoning standards in effect at the time the existing development received zoning approval.
b. If the expansion is 25% or greater or if expansions as of February 15, 1991, cumulatively result in a 25% or greater expansion in land area, floor area, lot coverage, or vehicular use area, the standards of this section apply to the entire site.

COMMENTS:
1. Development must comply with the Administrative Manual Section 2-06 - Development Package.
2. The proposal calls for a vehicle rental and sales use, which is permitted in the C-3 zone and subject to use specific standards 4.9.9.F.
3. This site is subject to C9-85-44 annexation conditions outlined in Ordinance No. 6323.
4. Accessible parking is calculated on total number of parking spaces provided. Based on 349 total spaces, 8 accessible spaces are required.
5. Short term bicycle parking must comply with UDC Table 7.4.8-1. Retail trade uses less than 50,000 sqft require 1 short term space per 5,000sqft. Based on 28,583sqft, 6 short term spaces are required.
6. Pedestrian access (sidewalk and/or walkway) from Auto Mall Drive to the building must be provided.
7. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.

1) Fire hydrant, fire line and water service needs may be able to be handled through our New Services section of Tucson Water if the cost for these requirements is less than $50,000.

2) Please see the Tucson Fire Department to determine any Fire suppression requirements you will need Tucson Water to fulfill. Once these are known contact Hugo or Ray in New Services to determine if they can assist you.

3) If New Services is not able to assist you with your development there is a standard development review process that involves a water availability letter, a water master plan and a water design plan that are submitted to the New Development section at Tucson Water.
