02/05/2019 AHINES2 TUCSON WATER NEW AREA DEVELOPMENT REVIEW Completed After reviewing the Dunkin Donuts site plan, and notes, I noticed there is a 6" fire hydrant at the SW corner of the site. Normally commercial establishments require 8" fire hydrants. If the fire department is ok with a slightly less than 1,000 gpm flow from this hydrant to satisfy commercial fire flow requirements then it may be ok to leave this existing hydrant as is. However, the site plan is showing a proposed monument sign near the existing fire hydrant location. Tucson Water SD 500 has specific standards for placement of fire hydrants. In this case the monument sign can not be placed within 5 feet of an existing or proposed fire hydrant (see note on page 2 of 8 of SD 500). See web link below.

COMMENTS:
1. Development must comply with the Administrative Manual Section 2-06 - Development Package.
2. The proposal is for a Commercial - Food Services use, which is permitted in the I-1 zone.
3. The maximum height for nonresidential buildings is 75 feet. Interior perimeter yard setbacks are 0 feet.
4. The site is located on two designated Major Streets & Routes, Flowing Wells and Grant. The required street setback on each street is 21' or the height of the structure, as measured from the back of future curb.
5. Parking is required for a total of 22 spaces, with 1 accessible space required. If providing more than 25 parking spaces, 2 accessible spaces are required.
6. Both short-term and long-term bicycle parking will be required to be provided on site.
7. At least one sidewalk is required to a project from each street on which the project has frontage. The sidewalk should be located to minimize any conflict with vehicular access to the project.
8. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
