Development must comply with the Administrative Manual Section 2-06 - Development Package. 2. At least one sidewalk is required to a project from each street on which the project has frontage. The sidewalk should be located to minimize any conflict with vehicular access to the project. 3. A sidewalk is required adjacent and parallel to any access lane or PAAL on the side where buildings are located. 4. The parking requirement is as follows: 1 space per 4,000 sq. ft. GFA, if storage units do not have direct vehicular access, and a minimum of 2 spaces for any associated office. A 122,685 square foot building would require 31 spaces plus 2 for the office. 5. The maximum building height in the C-1 zone is 30'. Setbacks on interior property lines are 0'. The setback from Irvington Rd is 21' or the height of the structure, as measured from back of future curb. It appears Irvington is at its full right-of-way width. 6. A total of 2 short-term bicycle parking spaces are required for Personal Storage uses. Long-term bicycle parking is not required. 7.
