During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards. 1. The proposed tentative plat (development package) is for 4 lots, all with access to Magdalena Rd. The submittal appears to be in conformance with the rezoning approved preliminary development plan. 2. A supplemental site plan of the entire site is required with submittal of the final plat. Assure that compliance with the zoning development criteria can be met for each lot. It appears existing structures on lot 4 would not meet minimum setbacks. A Design Development Option (DDO) approval must be obtained for the reduced setback and will be required prior to final approval of the plat. If a setback reduction is desired on the other lots, please contact Mark Castro to confirm applicability. 3. Be aware that all new homes are to be designed to comply with the "Inclusive Home Design Ordinance, City of Tucson Ordinance 104631". 4. The applicant / Owner should be aware that the water department has specific regulations related to placement of meters and requirements for direct access to street frontage. Contact the Tucson Water Department to assure that the design as proposed will work for placement of the water meters.
