COMMENT: Zoning has reviewed the plans for compliance with the last approved Development Package (DP) for the subject property, DP17-0182. The review is also subject to rezoning C9-16-16. 02. COMMENT: Site plan shown does not match approved DP17-082 specifically in regard to Keynote 18 and location of short term bicycle parking as well as the sidewalk/accessible curb ramp depicted in the same location. The orientation of the sidewalk/accessible curb ramp depicted in keynote 19 appear to cause a reduction in the parking located to the west of the shell building. If changes to the site plan are proposed, a revised DP will need to be submitted, reviewed and issued prior to approval of this application. If these changes are in error applicant should match the site plan to the approved DP and stamp site plan "for reference only". 03. COMMENT: Change note 2.B. under Code Study - 2018 International Building Code to correctly state the height requirements for this project, which is a max of 20'. 04. COMMENT: Sheet 6, Elevations need to be corrected to show the flat roof height of the building, not just the top of parapet. The allowable height of building 7 is 20' with parapets allowed up to 4' above the roof of the structure. 05. COMMENT: Ensure that rezoning conditions regarding visual appealing design elements are met the south façade of the shell building; "All walls visible from a public right of way and/or adjacent to existing residential development, are to be graffiti-resistant and incorporate one (1) or more visually appealing design treatments, such as the use of two (2) or more decorative materials like stucco, tile, stone, or brick; a visually interesting design on the wall surface; varied wall alignments, (jog, curve, notch, setback, etc.); and/or trees and shrubs in voids created by the wall variations." Clarify that a graffiti resistant material is being utilized. 06. COMMENT: If any changes are necessary, due to the PDSD Commercial Plan Reviewer's comments that affect or change the building footprint, height, or square footage, the DP will need to be updated prior to approval of the building plans by Zoning. 07. COMMENT: Once the plans have been reviewed and approved by the Commercial Plan Reviewers and zoning has verified consistency with the PDSD approved and signed copy of the DP, the building plans can be approved by zoning.
