The porch addition plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

This site is located in the R-3 zone (UDC 4.7.12). A single-family residence is a permitted use in this zone (Table 4.8-2). See Use Specific Standards 4.9.7.B.6.

1. Provide documentation showing that the lot consolidation has been approved. Include both lots on the site plan.

2. The shed at the rear of the property appears to be on the adjacent lot, not on the same one as the existing house. The shed appears to be larger than 200 square feet. Provide documentation showing approval of the shed. Provide the setbacks to the shed from the rear and side property line.

3. The actual front setback is 20' from the property line (The previous comment was made in error). Refer to plan T13CM02849 for previous setback approval information for the property, follow this link https://www.tucsonaz.gov/sirepub/cache/2/cewcngloncr44zoes3lor15p/269003101302020023522456.PDF.

4. Comment not addressed. Draw, label and dimension the sidewalk and driveway location.

5. Number each sheet out of the total number of sheets (1 of 8, 2 of 8, etc.) and provide a sheet index on Sheet 1.

6. Correct the zoning information that is listed in the title block. The zoning is R3 and the listed side setbacks for the sides and rear are incorrect. Refer to UDC Table 6.3-2.A for the proper setback information.

7. Clarify whether the exterior wall heights on Sheet 1 are for the new addition. If so, label as such.

PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

STRUCTURAL PLANS:

1. Provide a complete roof framing plan with a ridge beam sized with appropriate load carrying capacity, R301.1, or show engineered trusses on sheet S-06.

SECTIONS - DETAILS:

1. An unvented roof assembly requires an air-impermeable insulation material applied correctly to either side of the roof sheathing, R806.5. Show the insulation type which provides condensation control. A 5-1/2" cavity is very limited for achieving R-38. Update sheet S-05.

PLUMBING PLANS:

1. Show a 1" supply pipe between the water meter to a shut off valve and continuing to the water heater. Indicate if it is existing or replacing an undersized ¾" line, P2903.6.

ELECTRICAL PLANS:

1. Show the service panel capacity, E3403.
2. Protection of all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16. Update code note #6.
