Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

SITE PLAN:

1. Indicate the location of the water meter and supply pipe size, R106.1.1. Show the point of connection of proposed water line to living quarters for verifying correct sizes and necessary upgrades.

FLOOR PLANS:

1. Show a ½” gypsum board on interior garage walls parallel to living spaces in compliance with R302.6 and a 20-minute fire rating (or 1-3/8” solid core) with self-closing and self-latching provision, R302.5.1. This fire rating is required for the proposed garage with roof connection (attached) to the existing dwelling.

STRUCTURAL PLANS:

1. Provide manufacturer’s calculations and data for pre-engineered trusses dated and wet-sealed by an engineer who is registered in Arizona, or notate the requirement for deferred submittal, R106.1. Show truss calculations with cross-reference to the plans, R802.10.2.

SECTIONS - DETAILS:

1. Clarify the placement of ceiling/roof insulation for determining the need for attic ventilation, R806.
2. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38.
3. A vented attic space requires a calculation for showing the attic ventilation opening size using 1 to 150 of attic area in compliance with R806.2. Provide appropriate upper and lower space vents when applying the reduced area calculation. Account for the existing attic space if removing or blocking existing vents.

PLUMBING PLANS:

1. Tucson Water Department limits 5/8" water meters to a maximum of 11 IRC fixture units or 15 gallons per minute. Show a ¾" water meter upgrade.
2. Tucson Water Department limits flow rates for each water meter size in compliance with P2903.7. A minimum 1” service pipe is required for supplying water to more than 9.5 fixture units.

ELECTRICAL PLANS:

1. Show the location of the 125 AMP sub panel on the Electrical Plan, E3404.12.
2. Protection of all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16.
3. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14.

OUTDOOR LIGHTING CODE

1. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 11,000 lumens per acre. Include all exterior fixtures on the property in the calculations. Separately show the fixture wattage both full cut-off and unshielded styles for determining exterior lighting limits. Adjustable security light fixtures are unshielded, not Full Cut-Off. Update the Outdoor Lighting Calculation.

09/15/2020 JPEELDA1 FIRE REVIEW Reqs Change This residence will have a “fire-flow calculation area”(2018 IFC Appendix B, Section B102 and 105.1) greater than 3,600 sq. ft.: therefore this house will require a residential sprinkler system unless the fire flow in the nearest hydrant is met.
Fred Coy at Tucson water will need to be contacted. We would also need to know the type of constuction to advise you of the required fire flow if you do not have access to a IFC.
Plans shall also have a code annalysis area
