The front setback on the property also requires a DDO. As such, revised comments are provided below. This will require a revised notice is sent and assuming no objections are received, a modified decision letter will be issued. Please contact Mark Castro regarding the DDO notice and decision at Mark.Castro@tucsonaz.gov. The following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1). This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure's wall facing each interior property line (Table 6.3-2.A). The applicant is proposing a setback of 6-feet on the east property line. This reduced setback has already been approved through a DDO process (T20CM00004). The minimum street setback is twenty (20) feet, or one-and-one-half (1.5) the height of the structure’s wall facing the street (UDC 6.4.5.C.1.a). The applicant is proposing a setback of 16 feet on the north (street) property line. The required setback is 21 ft 9 in based on a wall height of 14 ft 6 in (to design grade). |
