The porch addition plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9.

1. 6th Street should be labeled as 6th Avenue.

2. The street perimeter yard setback is not shown correctly. As 6th Ave is designated as a collector on the COT Major Streets and Routes map the street perimeter yard setback is 21' or the height of the proposed building wall height, measured to the nearest edge of travel lane. Based on the elevations provided minimum street perimeter yard setback is 23'. Garage street perimeter yard setback is 19' to back of sidewalk and 18' to property line.

3. The proposed perimeter yard setback from the balcony wall to the northeast property line does not meet the minimum required by UDC Table 6.3-2.A. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure's wall facing each interior property line. Based on a wall height of 13'-4" the required perimeter yard setback is 8.87', proposed is 7.88'. A Design Development Option (DDO) will need to be processed and approved prior to approval of these plans.

4. As vehicle access is proposed off of a street designated as a collector on the COT Major Streets and Routes map demonstrate on the plan how a vehicle can back out of the garage and turn around on site prior to existing the parcel. All maneuvering must be on site.
