The porch addition plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9.

1. The site plan shall be drawn at an engineering scale, i.e. 1" = 10'

2. The proposed lot coverage is not correct. Per UDC Article 6.4.3.C.1.a Exceptions to lot coverage, Roofed areas, open on at least one side, which provide shelter to exterior areas, such as balconies, entrances, stoops, and terraces, provided they are not used for utilities, maintenance, laundry, storage, or motor vehicle parking.

3. The street perimeter yard setback shown on the plan is not correct. Per Amended Frontier Village plat, recorded in Book 7 Page 69, the required street perimeter yard is 25'.

4. The provided perimeter yard setbacks shown for the east, southwest and southeast are not correct. Per UDC TABLE 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 ZONES, R-1 zone, residential use to a residential zone the required perimeter yard setbacks are 6' 0r 2/3 the height of the exterior building wall, greater of the two.

5. Show the proposed porch on the plot plan and provide setback dimension from the posts supporting the porch to the applicable property line.

6. Provide the height of the proposed structure on the site plan.

7. Show locations of utility lines for water, sewer, electric and gas on the site plan.

8. Show a dimension from center line of street to curb and curb to street property line.
