Also, the Project Type under Project Information should be listed as New Construction, not Alteration. 2. Provide heating and cooling load calculations to justify the heating/cooling capacities of the specified HVAC units. Reference: Section C403.1.1 and C403.3.1, IECC 2018. Review comment: Please coordinate the heating and cooling loads with the construction drawings. The roof shows R-30 insulation in the attic space which is different from the type shown in the HVAC load calculations. The construction of the walls is of wood frame construction, not metal framed as shown in the load calculations. 3. The Mechanical Compliance Certificate is citing the 2012 International Energy Code, not the 2018 IECC. Please address all comments in writing. |

IPC 1003.9. 2. Plumbing review comment #6. Show how stormwater will be directed to the roof drains to avoid excessive localized ponding. No crickets are shown on the architectural roof plan (A5.1). Reference: Section 1101.7, IPC 2018. Review response: Section 306.5 of the INTERNATIONAL MECHANICAL CODE requires that the access to ladder for roof mounted equipment to be provided at all times. In a storm event the access to the roof mounted equipment could be impeded if drainage water is directed to the access ladder location. IPC section 1106.5 specifies the use of parapet wall scuppers for storm water roof drainage systems. While the building plans are consistent with the approved DP as it relates to the zoning review purview of the Building footprint, Height, square footage, site conditions etc., zoning cannot approve the building plans until the PDSD Commercial Plans reviewers have approved the building plans. 2. COMMENT: Zoning will review the building plans on the next submittal as it relates to the zoning review purview and compare the building plan footprint, building height, and square footage and location to ensure consistency with the DP. 3.
