| 09/20/2022 | KEN VAN KARSEN | BUILDING-RESIDENTIAL | REVIEW | Reqs Change | T19CM08466 PLAN REVIEW COMMENTS Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans. Sample plans are available at https://www.tucsonaz.gov/pdsd/residential-permits SITE PLAN: 1. Indicate the location of buildings and any utilities supporting or effecting the proposed structure such as overhead electrical lines. FOUNDATION PLAN: 1. Dimension the footing length, width, and depth into undisturbed soil for each footing type and condition, R403.1. Show the minimum 12” reinforced footing depth below the undisturbed ground surface R403.1. Show #4 rebar reinforcement with 3” clearance from earth, R403.1.3.5.3. Include the carport and porch. FRAMING PLAN: 1. Provide a complete roof framing plan with beams and rafters sized with appropriate load carrying capacity, R301.1. Include the carport and porch. 2. Carport and porch roof projections extending into the 3-foot fire separation distance to the neighboring property line require not less than one-hour fire-resistive construction on the underside, R302.1 (City of Tucson Amended). The fire protected overhang may not extend closer than 24” from the property line. 3. Another option for roof structures placed within the 3-foot fire separation distance to the neighboring property line is to add a one-hour fire-resistive wall constructed parallel with the property line in compliance with IBC Table 721.1(2). This fire spread barrier is required from ground to roof and from end to end of the roof. SECTIONS - DETAILS: 1. Notate and specify the size of post base with 1” standoff above concrete, R317.1.4 exception 1. 2. Show roof (uplift resistance) rafter fasteners (H2.5) with appropriate uplift capacity, R802.11 amended. 3. Show any ledger fasteners with stucco removal between wall studs and ledger. | 10/10/2022 | WBERGER1 | ZONING | REVIEW | Reqs Change | ZONING REVIEW TRANSMITTAL FROM: Wyatt Berger Planner PROJECT: T19CM08466 5451 S Morris Cl - R-2 Porch and carport retroactive permit (2nd Review) TRANSMITTAL DATE: October 10, 2022 COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. Prior DDO application materials include a statement describing that the unpermitted carport extends 18 inches into the neighbor's property. A DDO cannot be processed if the construction crosses property lines. Zoning Administration staff has identified two potential courses of action to process a DDO application as well as abate the code enforcement violation case: 1. Either cut back the unpermitted carport one foot from the front street property line (as measured from the post of the carport) and cut back the unpermitted porch three feet from the side perimeter lot line; or, 2. Consult a Registered Land Surveyor to survey both the subject property and abutting property, and submit a lot line adjustment application to move the existing lot lines. After a property line adjustment has been applied for showing the proposed lot lines and the structures on each individual lot, contact a draftsman to create plans showing the location of each building on each property. These plans can then be submitted with a DDO application to reduce all required setbacks on both properties. If you have any questions about this transmittal, please contact Wyatt Berger at Wyatt.Berger@tucsonaz.gov or at 520-837-4951. |
