1. Please respond to all comments in writing.
2. No dimension between buildings is given on the site plan, sheet 3 of 10. However, by takeoff form digital plans, it is 17'-9". Per 2018 IBC 503.1.2 and fire separation distance definition in Section 202, an imaginary line can be drawn between the buildings giving a fire separation distance of 8'-9 ½" for each building. And per 705.2.3 combustible projections (porch roof structures) extending within 5-feet from the imaginary line shall be minimum 1-hour fire-resistance-rated unless the porch areas are protected by sprinklers. By takeoff the porch roof structures extend to within 4'-6" of the imaginary line. In the plans, either provide 1-hour fire-resistance-rating for the porch roof structures between buildings or extend the sprinkler system to these areas. Ref. 2018 IBC 705.2.3.1(exception 3).
3. On sheet A1.1 under Architectural Specifications at the end of Section 01100 a note states "SEE PROJECT MANUAL FOR FULL SPECIFICATIONS." Submit the Project Manual.
4. Revise the GLASS NOTE under the window schedules on sheet A5.0 to delete "and have "U" values that meet or exceed the requirements of the 2018 I.E.C.C. (0.40 for U values and 0.25 for SHGC)." The windows shall have U-0.38 and SHGC-0.23 per the LIHTC Energy Analysis Summary on sheet A1.1 or have your energy rater rerun his program using U 0.40 and SHGC 0.25 to see if the building still complies with the 2018 IECC with those changes.
5. On sheet A7.1 please continue the Type C drywall on the demising walls in each detail to the bottom of the roof sheathing per 2018 IBC 708.4(1) unless it is intended that the roof/ceiling assembly be fire-resistance rated, in which case indicate the UL Design number for the fire-rated roof/ceiling assembly.
6. Submit special inspections certificate(s) required by the City of Tucson.

1. The Water Calculations on sheet P2.1 state that there will be a new 1 ½" water meter; however the civil Utilities + Easements Plan, sheet 5 of 10, shows both buildings tied together with a single 2" water meter. Please coordinate with Civil Engineer so that documents show the same thing.

4. Electrical plan General Note G shall be revised so that percentage of high-efficacy lamps is 90% rather than 70%. Ref. 2018 IECC R404.1.

02. COMMENT: Zoning will review the building plans on the next submittal to assure consistency with the DP. Once the DP is approved by all reviewers and the building plans are approved by the Commercial Plans reviewers zoning can approve the building plans
