COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).

This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9.

The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure's wall facing each interior property line (Table 6.3-2. A). For the east portion for the front residence the required setback 7'4" the proposed setback is 3'6". For the west portion for the front residence the required setback is required setback is 8' the proposed setback is 4'2". For the back residence the required setback is 6' the proposed setback is 1'

The maximum height of a wall or fence within a perimeter yard shall be six (6) feet (UDC Section 6.6.2.I). The maximum height of a retaining wall is ten (10) feet from design grade and no higher than six (6) feet measured from the top of the retaining portion of the wall (UDC Section 6.6.2.I.2). For the west side site wall the proposed height is 7'9" the required height is 6'
