COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review comments were addressed.
1. COMMENT: Zoning has reviewed the building plans but cannot approve them at this time. As a new structure (shade canopy) is proposed on site, a development package submittal is required. At a minimum the development package must show the site in question with relevant zoning information. A previously approved development package may be re-used with the changes illustrated, or a new development package may be created. Information on development package submittals can be found online here: https://www.tucsonaz.gov/pdsd/apply-permit#Development%20Package. The development package must be approved prior to approval of the building plans.
2. COMMENT: As currently illustrated on the building plans, the shade covering will not meet required setbacks to the adjacent property to the south. The required setback would be 77’0”. A request for reduced setbacks can be submitted through the Design Development Option (DDO). Additional information is available online here: https://www.tucsonaz.gov/files/pdsd/2019_DDO_for_Setback_and_Height_UDC.pdf. Once the development package is submitted and preliminary zoning comments are complete, you may apply for the DDO.
3. COMMENT: Zoning will review the building plans on the next submittal as it relates to the zoning review purview and compare the building plan footprint, building height, and square footage and location to ensure consistency with the approved development package.
4. COMMENT: Once the plans have been reviewed and approved by the Commercial Plan Reviewers and zoning has verified consistency with the approved development package, the building plans can be approved by zoning.
