12/13/2019 | ROBERT SHERRY | MECHANICAL-COMMERCIAL | REVIEW | Reqs Change | Provide calculations to verify that adequate ventilation will be provided for the dwelling units. Reference: Section 403.3, IMC 2018 and Sections R403.6 and R503.1.2, IECC 2018. |
12/13/2019 | ROBERT SHERRY | PLUMBING-COMMERCIAL | REVIEW | Reqs Change | 1. Clarify the keynotes on sheet P2.0. Reference: Section 107.2.1, IBC 2018. 2. The detail tags all refer to sheet P3.0 instead of P5.0 where they are actually shown. Reference: Section 107.2.1, IBC 2018. 3. Provide structural calculations for the mounting shelf for the water heater to show that the water heater will be safely supported from the building structure (i.e. will the wall support the water heater without buckling?). Reference: Section 301.2, IPC 2018. 4. The plans show the installation of a PVC drainage stack on the exterior of the building (keynote 3 on sheet P3.0). How will the pipe be protected from damage and freezing? Reference: Sections 303.2 and 305.4, IPC 2018. 5. Clarify the specification for the water closets in the common area restrooms. It appears that the part number shown in the specification is for the tank, not the tank and stool together. It is therefore unclear if the specified water closet has a round-front or an elongated bowl or if it is ADA-compliant. Reference: Section 425.2, IPC 2018 and Section 107.2.1, IBC 2018. 6. Provide open-front water closet seats for the restrooms in the common area. Reference: Section 425.3, IPC 2018. 7. Provide a metering faucet for the common area lavatories, dispensing a maximum of 0.25 gallons per metering cycle. Verify that the faucet cycle will last for at least 10-seconds. Reference: Section 419.6, IPC 2018, as amended by the City of Tucson and Section 606.4, ICC/ANSI A117.1-09. 6. Provide a detail showing that the water heaters located above the ceilings will have adequate access and maintenance space. Reference: Sections 502.3 and 502.5, IPC 2018 and Article 210.70 (c), NEC 2017. 8. Show how the drainage stacks connect to the existing building drains (keynotes 2 and 3, sheet P3.0). Reference: Section 704.3, IPC 2018. 9. New service hot water systems shall comply with Section R403.5.1.1, IECC 2018. Reference: Section R503.1.3, IECC 2018. |
12/13/2019 | JOHN VAN WINKLE | ENGINEERING | REVIEW | Reqs Change | 1) Clarify use of new roof deck. If deck is used for anything other than proposed residential use, the roof deck may be considered as an expansion of use. This would required a new site plan |
