Evaluating the energy compliance of the addition and providing construction documents that will bring the suite into compliance with the current energy code will be required prior to issuing a construction permit for a tenant improvement. The IECC defines an increase in the conditioned floor area of a building as an addition. As such, the addition must comply with the requirements of the current code. The addition alone or the addition plus the existing building may be evaluated for compliance. [Initial comment: Suite 110 of the shell was provided with heat pumps but Suite 180 only received roof curbs for future heat pumps. Alterations of an existing, non-conditioned building shall be brought into full compliance with the 2018 International Energy Conservation Code. Provide calculations for the building envelope to demonstrate compliance with the energy code as new construction. Reference: Section C503.2, IECC 2018.]
