3. Submit the geotechnical report referenced in the general foundation notes, sheet S-0.0. Ref. 2018 IBC 107.2.1.
4. According to Pima County MapGuide there currently is no address, 7231 N Valencia Rd. Please verify that address shown in documents is correct. If a new address for this parcel is needed, obtain from Pima County Addressing, 201 N Stone Av prior to next submittal.
5. In Applicable Codes, sheet CVR, change the accessibility code from ADAAG to ICC/ANSI A117.1-2009. Ref. 2018 IBC 107.2.1.
6. The Code Review, Description of Project, says that this is a tenant improvement project and quotes existing building heights, etc. However this set of drawings is for a new building. Revise the Code Review for a new building. Ref. 2018 IBC 107.2.1.
7. Under item 5(b) in the Code Review, sheet CVR, change 27,000 SF to 36,000 SF. 27,000 SF pertains to a multi-floor sprinkled building. Ref. 2018 IBC 107.2.1.
8. In calculating occupant load, Code Review item 6(a) on sheet CVR, 150 SF per person has been used for the floor area of the entire building. However, Table 1004.5 requires that the occupant loads for individual spaces/areas are to be calculated using the occupant load factor for the function that corresponds to how each space will be used. While the private "back area" of the facility behind the reception desk can be calculated as "business area" using 150 SF per occupant, the front lobby and waiting room(s) shall be considered "assembly" and calculated using 15 SF/person. Please revise calculation on sheet CVR to arrive at a new total occupant load.
9. Revise also the number of exits required in Code Review item 6(b) to "2" if the revised occupant load exceeds 49. Ref. 2018 IBC Table 1006.2.1.
10. Per 2018 IBC P2902.2 separate plumbing facilities for men and women are required. This facility has only three restrooms. Please revise the occupant load per building review comment 6 above and provide calculations for amounts of plumbing fixtures required for men and for women on sheet CVR and add fixtures if necessary to comply. Then label each restroom on the floor plan either "MEN" or "WOMEN" and specify signage per 2902.4 and ICC/ANSI A117.1-2009.
11. On the first sheet CVR add a list of deferred submittals to include sail cloth shade structures. Ref. 2018 IBC 107.2.1.
12. Two parking structures are shown on the site plans, however they appear nowhere else in the drawing set and are not included in the structural calculations. Provide architectural and structural for these items. Ref. 2018 IBC 107.2.1.
13. Provide enlarged plan, section and details for the trash enclosure shown on the site plan, sheet CVR. Ref. 2018 IBC 107.2.1.
14. Please indicate locations for accessible entries and exits on the plans. Ref. 2018 IBC 107.2.1.
15. On the architectural floor plan, sheet A-1.0, a hand-written note at the exterior door to the medical gas storage room says "provide louvers at top and bottom." Per 2018 IBC 427.2.1 each of the two vents shall have a minimum free air opening of not less than 36 square inches for each 1,000 cubic feet at normal temperature and pressure (NTP) of gas stored in the room and shall not be less than 72 square-inches in aggregate free opening area. One vent shall be within 6-inches of the floor and the other within 6-inches of the ceiling. Provide sizes for these vents and calculations showing how the size(s) were determined in compliance with this Code Section.
16. On the architectural floor plan an x-ray room 119 is shown. Please show why lead-lined walls and door are not required. Ref. 2018 IBC 107.2.1.
17. In the Door and Window Schedule, sheet A-1.2, exterior windows A, B, C and D are shown with U-factor 0.50 and SHGC 0.40. These values must be changed to U 0.35 and SHGC 0.25 to match the building envelope COMcheck. Also add SHGC 0.25 to the entry systems 1, 2 and 3 and U 0.35 to entry system 3 in this Schedule. Ref. 2018 IBC 107.2.1.
18. Provide sheet D-1 that is included in the Sheet Index and keyed to details on sheet A-3.0. Add note either on detail 1/D1 or on the wall sections, sheet A-3.0, that stucco weep screeds shall be located at or below the foundation plate line and minimum 4" above ground surface and 2" above paved surfaces. To accomplish this at accessible entries and exits and any other locations where slabs are aligned inside and outside, provide either a minimum 2" high continuous foundation curbs or trench drains along the face of the foundation and immediately under the screed. Indicate what will do to accomplish the clearance required in the plan set. Ref. 2018 IBC 2512.1.2.
11/14/2019 PIMA COUNTY PLUMBING-COMMERCIAL REVIEW Reqs Change PLUMBING - COMMERCIAL
1. Please respond to all comments in writing.
2. Include a City of Tucson Special Inspection Certificate - Medical Gas with next submittal.
3. On the floor plans a water heater is shown located in the medical gas storage room 122. However the 2018 IBC 427.2 states "medical gases shall be located in areas dedicated to the storage of such gases without other storage or uses." This room shall be dedicated to the storage of medical gases only. Please relocate the water heater.
4. Per City of Tucson amendment to the 2018 IPC, the lavatory faucets in the public restrooms shall dispense no more than 0.25 gallon per metering cycle. Please confirm that the selected faucets comply.
5. The Sewer Riser Diagram, sheet P-2.2, does not match the Plumbing Plan - Waste on sheet P-2.0. For example there appears to be an additional lateral and fixture that does not appear on the plan. Please revise the riser diagram to match the plan and add vent piping sizes. Ref. 2018 IPC 106.3.1.
6. On the Sewer Riser Diagram, sheet P-2.2 no vent is shown for the sink in Corridor 114. Add venting. Ref. 2018 IPC 106.3.1.
7. On the Sewer Riser Diagram, sheet P-2.2 the amounts and layout of plumbing fixtures does not match what is shown on the plumbing plan for restroom 103 and dog waiting area 102. Revise. Ref. 2018 IPC 106.3.1.
8. On the Water Riser Diagram, sheet P-2.2, please add a ¾-inch drain line for the water heater pan terminating not less than 6" nor more than 24" above ground surface. Ref. 2018 IPC 504.7.
9. Please specify a recirculation pump for domestic water. Ref. 2018 IPC 106.3.1.
10. The detail "Sewer Riser Diagram" on sheet P-2.2 is a mystery. What is being shown by this detail? Is it labeled incorrectly? Is information missing? Please advise. Ref. 2018 IPC 106.3.1.
11. On the Plumbing Plan - Water, sheet P-2.1, the fire sprinkler line is shown connecting to the 1" water meter. Please revise. Ref. 2018 IPC 106.3.1.

11/14/2019 PIMA COUNTY MECHANICAL-COMMERCIAL REVIEW Reqs Change MECHANICAL - COMMERCIAL
1. Please respond to all comments in writing.
2. Submit heating and cooling load calculations summary sheets for all heating and cooling equipment. Calculations shall be performed in accordance with 2018 IECC C403.1.1.
3. Submit the heating and cooling equipment manufacturer's extended ratings sheets showing cooling capacities at 105-degrees F, the ASHRAE summer db outdoor air design temperature for Tucson, Arizona. Per 2018 IECC C403.3.1 the output capacity of selected heating and cooling equipment shall not be greater than the smallest available equipment size that exceeds the calculated loads. Please revise the Package Rooftop Heat Pump Schedule on sheet M-2.0 as required to comply.
4. CFMS and duct sizes are given on the Mechanical Plan, sheet M-1.0. Please provide justification for the duct sizes and CFM's (presumably cooling) shown.
5. The Mechanical Plan, sheet M-1.0, shows EF-1 in restroom 103. Should this fan be labeled EF-2?
6. The Mechanical Plan, sheet M-1.0, shows EF-2 in the Prep Area 120. This fan exhausts 250 CFM. How was this ventilation capacity calculated for this room?
7. The Package Rooftop Heat Pump Schedule on sheet M-2.0 shows (4) 3-ton RTU's, (1) 2-ton RTU, and (1) 4-ton RTU; however the Roof Plan on sheet P-2.3 shows (4) 3-ton RTU's, (1) 2-ton RTU, and (1) 5-ton RTU. Also, the weights shown in the Schedule differ from what is shown on the Roof Plan. This may affect the structural framing. Please coordinate. Ref. 2018 IMC 106.3.1.
8. Please submit a COMcheck for the mechanical equipment showing compliance with the 2018 IECC. Ref. 2018 IECC C103.2.
9. On the Package Rooftop Heat Pump Schedule on sheet M-2.0 please show the required outside air ventilation for each heating and cooling unit to show compliance with the Ventilation Analysis on the same sheet. Ref. 2018 IMC 106.3.1.
10. The Ventilation Analysis on sheet M-2.0 shall be done for the 2018 IMC. The Analysis shown is using the 2012 IMC variables.
11. On the Package Rooftop Heat Pump Schedule on sheet M-2.0 change "Min EER" to Min SEER" and change 13 to 14 to be in compliance with the 2018 IECC Table C403.3.2(2) for air-cooled single package unitary heating and cooling unit with capacity <65,000 BTUH in cooling mode.
12. On the Package Rooftop Heat Pump Schedule on sheet M-2.0 change the cooling design temperature from 85-degrees F (db)/67-degrees F (wb) to 105-degrees F/66-degrees F so that the cooling unit is designed properly for Tucson summer temperature. The equipment shall be selected based on 105-degrees db outdoor air temperature. See also mechanical review comment 3 above.
13. On the Package Rooftop Heat Pump Schedule on sheet M-2.0 note 6 calls for programmable thermostats. The specification on this sheet for these controls needs to be expanded to include all the mandatory requirements of the 2018 IECC Section C403.4.2, including off-hour controls, thermostatic setback, automatic setback and shutdown, and automatic start.
14. It appears that no information is given in the mechanical or electrical sheets regarding how exhaust fans will be controlled. Please add note(s) to the exhaust fan schedule, sheet M-2.0. Per the exhaust airflow rate in the Ventilation Analysis the public restroom exhaust fans shall be run continuously while the building is occupied. Please note how this will be accomplished (i.e. time clock).

1. COMMENT: Zoning has done a cursory review of the building plans and they appear to match the Development Package. The Development Package DP19-0254 (still under review) zoning cannot approve the building plans at this time.

2. COMMENT: Zoning will review the building plans on the next submittal and do a comparison to the DP if available to assure consistency with what is proposed on the DP drawings as it relates to the zoning review purview (Building footprint, Height, square footage, site conditions etc.) Also zoning cannot approve the building plans until the Commercial Plans reviewer(s) have approved the building plans.

3. COMMENT: If any changes are necessary to the building plans due to plan review comments that affect zoning requirements the DP will have to be revised to reflect the changes. Once the DP is approved by all reviewers and the building plans are approved by the Commercial Plans reviewers zoning can approve the building plans.
