Additionally, the hydrant must be within 600’ of all parts of the residence. Contact Tucson Water engineering for a hydraulic analysis (Fred.Coy@Tucsonaz.gov) Provide notes on plan regarding verification of fire flow and proximity of hydrant or intent to install a fire sprinkler system. If a system will be installed, residential or quick response sprinklers shall be used. The sprinkler system may be connected to the domestic water supply, provided the required design density can be met. Be advised that Tucson Water will not allow a residential sprinkler system to be supplied by a 5/8" meter. A minimum of ¾” meter will be required by Tucson Water. Residential fire sprinkler system shall be installed in accordance with the 2018 IFC and NFPA 13D. |

This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. FLOOR PLANS: 1. Show the door from a garage to dwelling with a 20-minute fire rating (or 1-3/8” solid core) with self-closing and self-latching provision, R302.5.1. PLUMBING PLANS: 1. Show consistent room usage. A second bathroom is not shown on other sheets, R106.1.1. MECHANICAL PLANS: 1. Provide demand calculations in accordance with Manual J/S/D standards, M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D. Notate if the mechanical system calculations may be provided by deferred submittal. The deferred calculations must be approved through revision process prior to mechanical inspections. ELECTRICAL PLANS: 1. Show or notate the requirement for a carbon monoxide detector outside of bedroom doors, when the dwelling includes an attached garage or gas appliance, R315. 2. Peninsular counter tops require at least one receptacle outlet within 12” below the countertop surface, E3901.4.2 and E3901.4.3. 3. Specify high-efficacy lamps for at least 90% of all lighting fixtures, N1104.1. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Energy Certificate: (Mandatory) place near the indoor furnace or in utility room, N1101.14. Add notation to plans.
