| 11/13/2019 | KROBLES1 | BUILDING-COMMERCIAL | REVIEW | Reqs Change | 1. Sheet A.1; Building Code Analysis: Item 2 indicates a warehouse with ancillary showroom and office, while the sheet title indicates a showroom/office building. Please clarify and verify the occupancy load. The floor plan on Sheet A.2 indicates no storage space. 2. Sheet A.1; Building Code Analysis (Governing Regulations): Please revise the accessibility code to the 2009 Edition. 3. Sheet A.1; General Building Summary: The summary indicates no separated uses and no non-separated uses. Is the building separated or non-separated? Please verify on this sheet. 4. Sheet A.1; General Building Summary: The allowable building square footage is listed as 15,500. Where did this number come from? Use the IBC Table 506.2. 5. Sheet A.2; Floor Plan: The pre-engineered metal building was reviewed as a shell building under Permit Number T18CM07123. That building may not be occupied or used until a first tenant-in improvement is permitted. The open interior door at the offices into that metal building along with the access to the breakroom and the access to office #101 from the outside seems to indicate the combination of the new space to the metal building space. Please verify. 6. Sheet A.2; Wall Schedule: Please indicate the stud spacing for the 2x6 studs at the exterior wall and for the 2x4 studs at the interior wall. 7. Sheet A.2; Floor Plan: An east/west building section references A/A.4. Please revise that reference. 8. Sheet A.3; Building Elevations: It appears the south and east elevations are not titled correctly. Please verify. 9. Sheet A.5; Restroom Elevations: Please locate the horizontal grab bars from the wall on elevations A and B per the ICC/ANSI Figures 604.5.1 and 604.5.2. 10. General: Please provide written responses to all review comments. |
| 11/14/2019 | ROBERT SHERRY | PLUMBING-COMMERCIAL | REVIEW | Reqs Change | 1. The International Plumbing Code, 2018, is the controlling code for this activity, not the 2018 Uniform Plumbing Code or the "Arizona State Plumbing Code." Reference: Section 101.2, IPC 2018. 2. Calculate the number of required plumbing fixtures for the building addition. Note that based on the dimensions of the addition shown on sheet A-2, the gross area of the addition is greater than 2500 square feet. Reference: Section 2902.1, IBC 2018. 3. Reroute the water distribution pipe and horizontal drain from the accessible restroom to avoid traversing the existing shell building (T18CM07123). The existing shell building may not be occupied or used until a first tenant-in improvement permit is issued. 4. Provide details showing how the PEX water piping will be supported. Reference; Section 308.1, IPC 2018. 6. Provide specifications for the proposed plumbing fixtures. Reference: Sections 303.4 and 402, IPC 2018. 5. The equipment list calls out a Ruud model EGSP40 water heater for both WH-1 and WH-2. The Ruud model EGSP is a point of use storage-type water heater and the largest one is the EGSP30 (30-gallon capacity); an EGSP40 is not made. Conversely, the plumbing plan shows WH-1 and WH-2 as tankless water heaters. Clarify the type of water heater to be used and coordinate with the electrical design. |

| 11/15/2019 | ROBERT SHERRY | MECHANICAL-COMMERCIAL | REVIEW | Reqs Change | 1. Demonstrate energy code compliance for the building envelope using calculations based on the current code (e.g. COMcheck). Provide sufficient detail on the drawings to evaluate the energy compliance of the building envelope. As a minimum, the information shall include U-factors of the envelope systems and fenestration components, along with the R-values of the insulation and the SHGC for the fenestration. Reference: Sections C101.5, C103.2, C303, and C401.2, International Energy Conservation Code 2018. 2. Show how one of the "Additional Efficiency Package Options" (C406, IECC 2018) is to be accomplished. Reference: Section C401.2, IECC 2018. 3. Provide justification for installing an HVAC unit having a total cooling capacity that far exceeds the total cooling load shown in the submitted calculations. Reference: Section C403.3.1, IECC 2018. 4. Show that the rooftop unit has a thermostatic control that provides for off-hour and set-back control, automatic shutdown and automatic start-up control (i.e. the thermostat is capable of automatically adjusting the start time of the HVAC equipment in order to bring the interior conditions to the desired temperature at the start of occupancy) and, if the thermostat does not require manual changeover from the heating and cooling modes, it restricts set point overlap. Reference: Section C403.4.2 through C403.4.2.3, IECC 2018. 5. Provide structural details to show how the HVAC unit AC-1 is to be supported on the roof. Reference: Section 302.1, IMC 2018. 6. Verify that the parapet height within ten feet of AC-1 is at least 42" above the walking surface of the roof or provide guards for the unit per Section 304.11, IMC 2018. 7. Show the size, routing, and termination of the condensate drain for AC-1. Reference: Section 307.2.1, IMC 2018 as amended by the City of Tucson. 8. Provide information on the sequence of operation for the restroom exhaust fans to show that all of the air supplied to the restrooms will be exhausted. The exhausted air from the restrooms shall be limited to no more than 10% of any subsequent supply air stream. Reference: Section 403.2.1 (4), IMC 2018. 9. Calculation of the required minimum ventilation for air handlers serving multiple zones requires the balancing data (supply CFM) for each zone and the calculations described in Sections 403.3.1.1.2.3.1 through 403.3.1.1.2.3.4, IMC 2018. Reference: Section 403.3.1.1.2.3, IMC 2018. 10. Provide sufficient dampers in the ductwork to ensure that the HVAC system can be adjusted to distribute the required amount of ventilation air. Reference: Section 403.3.1.5, IMC 2018. |
