01. COMMENT: COMMENT: Zoning has done a review of the building plans. In addition, while the building are consistent as it relates to the zoning review purview zoning cannot approve the building plans until the Commercial Plans reviewer(s) have approved the building plans.

02. COMMENT: Zoning will review the building plans on the next submittal to assure consistency with the DP. Once the DP is approved by all reviewers and the building plans are approved by the Commercial Plans reviewers zoning can approve the building plans

BUILDING - COMMERCIAL
1. Please respond to all comments in writing.
2. The Reference Site Plan on sheet C1.0 indicates that the fire separation distance on the west side of the building is 12'-5". While no fire-rating is required for the wall as the distance is more than 10', the 2018 IBC Table 505.8 requires that unprotected wall openings can account for no more than 45% of the west wall. Please provide a calculation showing that this requirement is achieved.
3. On sheet A1.1 under Architectural Specifications at the end of Section 01100 a note states "SEE PROJECT MANUAL FOR FULL SPECIFICATIONS." Submit the Project Manual.
4. No sump pit in the elevator shaft is shown neither on the dimensional foundation plan, sheet A1.3, nor the structural foundation plan, sheet S2.1. No sump pumps are shown in the plumbing plans; however there is a detail 205/P3.0 for elevator sump pumps. Please confirm with the Arizona Division of Occupational Safety and Health Elevator Section at (520) 628-5478 or (855) 268-5251 to see if a sump is required. If so, add to architectural, structural and plumbing sheets.
5. Revise the GLASS NOTE under the window schedules on sheet A5.1 to delete "and have "U" values that meet or exceed the requirements of the 2018 I.E.C.C. (0.40 for U values and 0.25 for SHGC)." The windows shall have U-0.38 and SHGC-0.23 per the LIHTC Energy Analysis Summary on sheet A1.1 or have your energy rater rerun his program using U 0.40 and SHGC 0.25 to see if the building still complies with the 2018 IECC with those changes.
6. On sheet A7.1 indicate the UL Design numbers for fire-rated floor/ceiling assemblies. Per 2018 IBC 711.2.4.3 (exception) the fire-rating shall not be less than ½-hour.
7. On sheet A7.1 please continue the Type C drywall on the demising walls in each detail to the bottom of the roof sheathing per 2018 IBC 708.4(1) unless it is intended that the roof/ceiling assembly be fire-resistance rated, in which case indicate the UL Design number for the fire-rated roof/ceiling assembly.
8. Submit special inspections certificate(s) required by the City of Tucson.
PLUMBING - COMMERCIAL
1. On the Plumbing waste plans floor drains are shown in the 2nd and 3rd floor maintenance rooms; however they are not shown in the enlarged plans for these rooms. Also, the adjacent restroom on the 1st floor has a floor drain according to the enlarged plan but no pipe is shown on the full floor plan. Please coordinate.
2. Provide condensate piping and terminations for ERV's and FC units on all floor plans.
