COMMENT: Zoning has reviewed the plan and cannot approve at this time. Please address the following comments. 02. COMMENT: Clarify the location of the detached garage. (It appears that this garage is going to be located on parcel 120085610. Per UDC section 6.6.2.B. An accessory building shall be built only on a lot occupied by a principal building. If this garage is to be built on parcel 120085610 a Pima County Tax Parcel Combo will be required for this development. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: 1. Consolidate pages of construction plans into a single file as prescribed at the PDSD web site. https://www.tucsonaz.gov/pdsd/online-permits 2. The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on sheet S-05. 3. Remove Framing note #5 on sheet S-04. This plan shows a rafter assembled roof structure rather than an engineered truss system. FLOOR PLANS: 1. Show all new window size and type on sheet S-02, R310. 2. Show the door from a garage to habitual room (office) with a 20-minute fire rating (or 1-3/8" solid core) with self-closing and self-latching provision, R302.5.1. 3. Show the garage floor direction of slope, R309.1. STRUCTURAL PLANS: 1. Provide a complete roof framing plan. Show the size of the ridge beam for appropriate live and dead loading, R301.1. Show the header size at each door and window opening. SECTIONS - DETAILS: 1. Show the minimum 12" footing depth below the undisturbed ground surface for wood framed walls R403.1.1. Show exterior wood siding, sheathing and wall framing with a 6" clearance above the ground (R317.1 item 5). Update the Wall Section on sheet S-03. 2. The plan does not show the use of support posts. Remove the post Section 1 on sheet S-03. 3. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-30 with provisions. Add notation to the Wall Section on sheet S-03. MECHANICAL PLANS: 1. Ducts serving a habitual room (office) may not have openings into the garage, R302.5.2. Show separation of duct systems between the habitual and vehicle spaces. 2. Provide demand calculations in accordance with Manual J/S/D standards, M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D. Notate if the mechanical system calculations may be provided by deferred submittal. The deferred calculations must be approved through revision process prior to mechanical inspections. A 5-ton cooling system appears oversized. ELECTRICAL PLANS: 1. Provide an electrical riser diagram, E3403. Notate the grounding and bonding method, E3607. 2. Use Table E3705.5.3 for sizing 15, 20 & 30 AMP branch circuit conductors and protection ratings. Update circuit #3 with 15A breaker with #14 wire or 20A breaker with #12 wire. 3. Protect branch circuits with combination type arc-fault circuit interrupters, or an AFCI type receptacle at the first outlet on the branch circuit, E3902.17. Circuits #4 & 5. 4. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14. Circuits #4 & 5.
