Ref. 2018 107.2.1. 3. Provide an architectural site plan in the drawing set marked "For Reference Only". Ref. 2018 107.2.1. 4. Keynotes for the Code Conformance plans on sheets A0.10 and A0.20 identify allowable unprotected openings based on fire separation distance (Table 705.8). However no fire separation distance dimensions to the exterior walls are shown in the drawing set. Clearly show fire separation distances for opening protection evaluation either on all Code Conformance plans or on the reference Site Plan. Show dimensions from property lines to faces of all portions of exterior walls and from centerline of public ways to exterior walls. Ref. 2018 IBC Section 705. 5. Per 2018 IBC 1027.5(1) the minimum fire-separation distance from the exterior stair and landings on the south side of the building to the lot line is 10'-0". Please add a dimension to the Level 1 Code Conformance plan on sheet A0.10 or on the added Site Plan (see comment 3 above) showing compliance. Ref. 2018 107.2.1. 6. On sheet A0.10 please change the code reference for Level 1 Keynotes no. 1 to 2018 IBC 705.8.1, exception 1.1. Do the same for Level 2,3,4,5 Keynotes no. 1 on sheet A0.20. 7. Which wall does Levels 2-5 Keynotes no. 2 refer to? Not keyed to the plan. Ref. 2018 IBC Section 705. 8. The Code reference for Level 2,3,4,5 Keynotes no. 4 does not appear to be correct. Also, it states that unprotected openings are allowed in the keyed wall on the plan (east wall) that appears to be closer than 12" from the property line. Please provide an accurate Code reference showing that the openings shown in the east wall at floors 2 through 5 are allowed. 2018 IBC Table 705.8, lines 2 and 3 state that they are not permitted. 9. A 45-minute fire shutter is shown at the east exterior wall on the Level 2 Plan, sheet A1.20. Per 2018 IBC Table 705.8 no openings in this wall, protected or unprotected, are permitted (see comment 6 above). 10. A door opening to no landing or floor is shown on the east wall of Level 3, on sheet A1.30. Doors to the exterior cannot be installed without a balcony or landing; however in this case no door is permitted per 2018 IBC Table 705.8, lines 2 and 3. 11. Aerial photographs show that the west façade of the existing building to the east has numerous 2nd floor windows and door and window openings on the ground floor. Since the proposed new building is to be located about a foot from this property line please address the following concerns per Clayton Trevillyan, Chief Building Official: a. Submit a survey of the existing building location as it appears to cross the existing property line. b. The blocking of natural light, ventilation, and possible emergency egress and rescue openings for the existing apartments in the Lewis Hotel. 12. There also appears to be ground mounted mechanical equipment and vertical surface mounted ductwork that the new building might impede. Please include this equipment on the Level 1 code plan to show that it is not impeded. Ref. 2018 107.2.1. 13. For all exterior walls that must be fire-rated in accordance with 2018 IBC Table 601 (construction classification requirements) and/or Table 602 (fire separation distance) provide, in the plans set, prescriptive descriptions of the wall assemblies per 2018 IBC Table 721.1(1) and/or descriptions of tested wall assemblies from approved testing laboratories, i.e. Underwriters Laboratories, etc. Ref. 2018 107.2.1. 14. For all exterior walls and ceiling assemblies that must be fire-rated in accordance with 2018 IBC Table 601 (construction classification requirements) and other sections of the IBC, provide, in the plans set, prescriptive descriptions of the wall assemblies per 2018 IBC Table 721.1(1) and/or descriptions of tested wall assemblies from approved testing laboratories, i.e. Underwriters Laboratories, etc. Ref. 2018 107.2.1. 15. In the Construction Requirements for Types 1A and 3B on sheet A0.10 the fire-rating shown for "Ext. Walls-Non-Bearing" is incorrect. 2018 IBC Table 601 refers to Table 602 for non-bearing exterior walls; and that Table assigns fire-resistance ratings that are dependent on fire-separation distance and occupancy. The 1-hour fire-resistance rating shown in this data table on sheet A0.10 does not cover all the conditions shown on the Code Conformance and Floor plans. Please revise. 16. In this same Table on sheet A0.10 the fire-ratings for Type 3B building structural frame, ext. bearing walls and interior bearing walls, floor/ceiling and roof/ceiling do not match what is shown in 2018 IBC Table 601. Neither do floor/ceiling and roof/ceiling for either IA or 3A. Revise. 17. Per 2018 IBC 1027.3 the required south exit stair can be an exterior stair, however it shall be open on not less than one side except for required structural columns, beams, handrails and guards. Enlarged section and plans on sheet A3.11 show that this stair is fully enclosed, albeit with perforated metal panels. 18. Add a boxed note on the Roof Plan Code Conformance, sheet A0.20, "ROOF SHALL NOT BE OCCUPIED". If the roof is used for occupiable space this building will be classified as a high-rise per definition in 2018 IBC Section 202 and building will be required to comply with provisions of Section 403. 19. Detail 7/A5.13 shows metal furring at the underside of the LVL beam. This condition would potentially allow fire to enter the roof assembly from the furred soffit below. Also, details 8/A5.13 shows the furred soffit open to the floor assembly. Please fireblock these concealed spaces per 2018 IBC 718.2. 20. On the Door and Frame Schedule 1-2-3, sheet A7.10, doors 101-3, 101-4, 107-1, 107-2, 229-1, 231-2, 316-1, ?416-1?, 515-2, shall be 90-minute fire-rated as they are installed in 2-hour fire-rated walls per Code Conformance plans on sheets A0.20 and A0.21. Ref. 2018 IBC Tables 602 and 716.1(2). 21. Please add door numbers to the Fourth Floor Plan, sheet A1.40. Ref. 2018 107.2.1. 22. The trash chute walls are noted on Level 2 Plan, sheet A1.20, as R30. There is no R30 wall type shown on sheet A6.10 or A6.11. Per 2018 IBC 713.4 the shaft enclosure shall be 2-hour fire-rated. 23. Enlarged stair plans on sheets A3.10 and A3.11 are confusing. Please show directional "up" and "down" arrows and stair cuts where plans show both up and down stairs in a single run. Ref. 2018 107.2.1. 24. On the stair sections and plans and sections, sheet A3.11, handrail extensions required by ICC/ANSI A17.1-2009 section 505.10 at tops and bottoms of landings are not provided in all cases. For example, STAIR ST2 - LEVEL 1 will is problematic since the required extension will encroach in the 3'-8" required width at the bottom of the stair. The only place that handrail extensions are not required is at inside turns of stairs. Tops of landings are not inside turns of stairs. Review plans and make adjustment to the stair overall width as required to comply at each floor. 25. The laundry room 312, used by the occupant of Type A accessible unit 311 shall be accessible. Indicate turning radius and accessible washer and dryer with clear floor space to each appliance shown per ICC/ANSI A117.1-2009 section 611.2. Indicate front loading or side loading accessible equipment. 26. Please submit a building thermal envelope COMcheck showing compliance with the Energy Code. Ref. 2018 IECC C402.1.5. 27. The envelope COMcheck shall use fenestration assemblies with U-factors and SHGC that match the storefront windows shown in Specification Section 08 41 13, and glazing per Specification Section 08 80 00. The storefronts shown in the Specification is thermally broken. This shall be shown in the selected COMcheck assembly. Ref. 2018 107.2.1. 28. Based on the assemblies specified in the COMcheck please edit the keynotes and notation on the A5 sheets (wall sections and wall details) to show the R-values for all insulation used for roof/ceilings and for walls: cavity and continuous (EIFS). Edit Specification Sections 07 21 00 and 07 24 13 to show the same R-values as the COMcheck. Ref. 2018 IECC C103.2. 29. On 1st Floor Plumbing Plan, sheet P1.0, a recessed fire valve cabinet is shown in the stair 1 fire-rated enclosure. Please provide a detail to show how the 2-hour rating of the assembly will be maintained. Ref. 2018 107.2.1. 30. Structural calculations are based on a geotechnical report by Pattison Engineering, #19-050. Submit this report with next submittal for verification of design parameters. Ref. 2018 107.2.1. 31.
