PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL:

1. Update all code references to 2018 IRC.
2. Remove Framing note #5. This plan shows a rafter assembled roof structure rather than an engineered truss system.

FLOOR PLANS:

1. Show all new window sizes on sheet S-02, R310.

SECTIONS - DETAILS:

1. Show the minimum 12" footing depth below the undisturbed ground surface for wood framed walls R403.1.1. Show exterior wood siding, sheathing and wall framing with a 6" clearance above the ground (R317.1 item 5). Update the Wall Section on sheet S-05.
2. Show exterior footings at least 12" below the undisturbed ground surface, R403.1.4. Show or notate a 6" minimum separation of untreated exterior posts above finished grade or metal pedestal base with 1" space above concrete, R317.1.4 exception 1. Update the post Section 1 on sheet S-05.
3. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-30. Add notation to the Wall Section on sheet S-05.

MECHANICAL PLANS:

1. Provide heating facilities in all habitable rooms, R303.9. Show a duct extension from a central heating system into the new bedroom, or label the new room as a bedroom extension.

ELECTRICAL PLANS:

1. Use Table E3705.5.3 for sizing 15, 20 & 30 AMP branch circuit conductors and protection ratings. Update circuit #3 with 15A breaker with #14 wire or 20A breaker with #12 wire.
2. Show the door between the new room and porch on sheet S-03, and a wall-switch-controlled lighting outlet providing illumination on the exterior side of each egress door, R3903.3.
3. Protect extended branch circuits with combination type arc-fault circuit interrupters, or an AFCI type receptacle at the first outlet on the branch circuit, E3902.17.
4. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14.
