| 11/01/2019 | KROBLES1 | BUILDING-COMMERCIAL | REVIEW | Reqs Change | T19CM06882 1. Sheet a1.0; Building Codes: Please revise the electrical code to the 2017 National Electric Code. 2. Sheet a1.0; Scope of Work: The scope indicates a change of use from a storage space to an apartment. This will require the analysis in the 2018 International Existing Building Code (IEBC) Chapter 10. Please verify. 3. Sheet a1.0; Project Data: Since the existing occupancy is classified as an A-2 (apartments), this will not be a change in Occupancy Classification, but will be a change of Occupancy Use per the IEBC Section 1001.2. A new Certificate of Occupancy will be required for that space. Please verify. 4. Sheet a1.0; Type of Construction: The Type of Construction is listed as V-B (non-sprinklered). The IEBC Section 1004.1 indicates the fire protection system requirements in a space where there is a different fire protection system threshold than the previous occupancy use shall require adherence to Chapter 9 of the International Building Code (IBC). This would require an automatic sprinkler system per the IBC Section 903.2.8. Please verify. 5. Sheet a3.0; Key Notes: Note 301 indicates an emergency escape window of 5 sf (minimum 20" height and 24" width) per prior permits (T17CM02315 and T17CM02317 for Floor Plan 1, T17CM02319 for Floor Plan 2). Per the 2012 edition of the IBC, indicate the window area, minimum dimensions, maximum height from the floor to the bottom of the window, window well information, and ladder information on this sheet. 6. Sheet a3.0; Floor Plan 1: The emergency exit window is indicated in the living room. The 2012 IBC Section 1029 indicates an emergency exit shall be required in each sleeping room. Was there an appeal on this permit for the location of the emergency exit window? Please verify. 7. General: Please verify the requirements for electrical (IEBC Section 1007), mechanical (IEBC Section 1008), plumbing (IEBC Section 1009), are met, along with other requirements (IEBC Section 1010). 8. General: Please provide written responses to all review comments. Review by Eric Newcomb Contact at 520-837-4911 or Eric.Newcomb@tucsonaz.gov |

Show the location of all the panels on the plans. Where are panels A, B located. 8. Where are the exterior Landscape/Garage, Roof Maintenance outlets located? 9. | 11/06/2019 | ROBERT SHERRY | MECHANICAL-COMMERCIAL | REVIEW | Reqs Change | Provide adequate mechanical ventilation for the apartment. Reference: Section 403.3.2, IMC 2018. |
| 11/06/2019 | ROBERT SHERRY | PLUMBING-COMMERCIAL | REVIEW | Reqs Change | 1. The 2018 International Plumbing Code and the International Energy Conservation Code are the controlling codes for this activity, not the 2012 International Plumbing Code and the 2012 International Energy Conservation Code. Reference: Section 101.2, IPC 2018. 2. Clarify the scope of work; building 9 is not included in the architect's scope of work and no "Building F" is shown on the site plan. Coordinate with the architect. 3. Revise the water calculations for each building to identify which plumbing fixtures are existing and which are new. 4. Provide a riser diagram for the waste and vent system in building 4 basement. 5. Clarify detail 3/P2.0. You show vacuum breakers in the washer box which are not required but you don't show water hammer arrestors, which are required. Reference: Sections 604.9 and 608.16.4.2 IPC 2018. 6. Revise detail 4/P2.0 to show the sump pump discharge connecting to the existing horizontal building drain (building sewer?) using a wye fitting into the top of the horizontal building drain. Reference: Section 712.3.5, IPC 2018. 7. Provide a hot water recirculation system per Section R403.5, IECC 2018. |
