1. The contractor's estimate of the cost of the improvements omits items of significant value that are required to complete this project. Provide a good faith estimate for the cost of these items and add the additional cost to the estimate.
2. In 2018 the owner of the property filed an affidavit with the Pima County Assessor declaring the value of the property to be less than the assessed value. Consequently, we have to use the assessor's value in our calculations. Based on the assessor's valuation, the value of the residence is approximately $116,528.
3. The base flood elevation for the location of this structure is 2369.8 NAVD88. If you choose to elevate the structure to meet floodplain requirements, the floor would need to be at 2370.8 NAVD88 or higher.
